REAL ESTATE DEVELOPMENT
Alan represents a variety of real estate developers. His work includes assisting clients in structuring the transaction, acquiring the real estate, working through site and regulatory issues, obtaining financing, and preparing covenants and other instruments to preserve and protect value. Alan specializes in projects involving complicated site issues including permitting and access challenges which must be overcome so as to have a successful project. He works on large master-planned communities as well as tight-urban in-fill mixed use projects.


LOW-INCOME HOUSING TAX CREDITS (LIHTC)
Since the program’s inception in 1986, Alan has been intimately involved in Section 42 transactions representing developers, tax credit purchasers, and lenders to tax credit projects. He has worked on numerous 9% as well as 4% deals.


HEALTH CARE PROVIDERS
As part of his commercial real estate practice, Alan was required to learn and master the complex set rules and regulations that govern health care providers. Working primarily on the provider side, he has structured dozens of relationships so that they are compliant with Stark, the Anti-Kickback Statute, and other federal and state health care laws.


CORPORATE/TRANSACTIONAL MATTERS
Alan has worked on a variety of large corporate acquisition transactions that, primarily, involve specialized real estate, which may take the form of an asset purchase or equity interest deal. He regularly represents health care service providers seeking to expand their business into new geographic areas.
